The Bentleigh Building is a 24-storey high-rise building in Chatswood, NSW 2067, with 40 commercial suites and 200 residential units.

The Bentleigh Chatswood owners, residents, landlords and tenants have many resources dedicated to their living and/or investmenrts wellbeing. From strata, building and property management to social activities, the Bentleigh offers a high standard of community living. We explore the many and varies rehouses available to all members of our community.
Every multi-dwelling building has a strata committee that manages the financial, regulatory and all affairs of the building. The Bentleigh strata manager is Jamesons. Owners will have access to Jamesons MyPortal (login ID & password) where they can view all the building documents and pay their levies. The Bentleigh strata plan is SP62325.
The current Jamesons Strata Manager is Jessica Kaye (02 8395 0554). Jessica will email all owners every strata correspondence, including the strata levies in the first week of January, April, July and October. So, budget accordingly!

The Bentleigh building’s day-to-day management is by the Property Management (PM) team: Andrew Hecker and James Mooney and others. The PM team acts as both the Building Manager (BM) and Property Manager (PM). Their on-site unit is 234.
2. Act as the Property Manager (leasing agent) for any individual owners who want to rent out their apartments.

The Bentleigh unit owners do not all live at The Bentleigh. Tenants may occupy up to ½ the total units. The PM team manages leases of some units, but other units are leased by local Real Estate agents. Hence, the PM team’s main email is 'rentals'. However, they also act as per the 'traditional' Building Manager's role, so they are the main 'port of call' for owner occupiers, owner landlords, and tenants.
Note: We can only communicate via available channels with residents of The Bentleigh. If you know an owner landlord who is not a resident but feel they can benefit from this website, please advise them and/or Contact Us and we can touch base with them via email.
The Community Forum page is private and requires login credentials (ID & password). All residents would have received the Login info in their mailboxes. Contact Us if you are an owner or resident and need access. The rest of the website is public.
The Bentleigh utilises the 'Garbage Chute' mechanism for small (kitchen/bathroom) rubbish bags and there is a Garbage Chute room on every level, the Chute leads down to a specific large bin in the Garbage Room (level 1, next to Loading Dock). 'Compactor Bins' (large metal or plastic bins) for non-chute rubbish are next to the Loading Dock on level 1 (Thomas St.). The Bentleigh has 4 'Compactor Bins', usually in the compactor area when ready for use, then periodically rotated between the Loading Dock and the Garbage Room, collected when full, or stored in the Garbage Room when empty.
The Yellow Bins, next to the Garbage Room and Loading Dock, are for recycling items. Visual signs are posted of the items that are accepted or rejected for recycling.
The Bentleigh has 2 main waste areas on level 1: Residential and Commercial. They are clearly separated and indicated by large signs. Residents are asked not to use the Commercial bins, and vice versa.

The Bentleigh PM/BN team provides a service that is (almost) unique in Chatswood and elsewhere: parcel collection.
When you order online, say from Amazon, you can provide your unit number and Bentleigh 1 Katherine St. address. The PM team at Reception takes the deliveries, and assigns each package/parcel a unique number. They will then put a small plastic 'strip'/tag with your unit and parcel numbers in your mailbox.
Open your secure mailbox and take the plastic 'strip'/tag to Reception, during office hours, and collect your parcel. This process ensures the security of your parcel's delivery.

The PM/BM team utilises 4 main methods of communication for general issues that concerns all owners/residents:
1. Emails to all residents and owners on important issue or events (e.g. AGM),
2. Notices inside the 3 main lifts (interim or temporary issues, e.g. maintenance, faults, social events, fire inspections, etc.),
3. Reception leaflets (usually colourful!), and the
4. Loudspeaker (inside all units) for alerts that affect all residents (e.g fire alarms, water maintenance, lift repairs, urgent events)

The PM/BM team organises social events, some regular and others calendar-driven. They would usually announce the preparations in advance so you can schedule your participation if interested.
Social gathering at the Chatswood RSL every Friday at 5 PM.
BBQs at the Bentleigh BBQ courtyard.
Halloween Trick-or-Treat 31st Oct.
Christmas Party late Dec.
You can choose your own tradies for any work inside your unit. However, if you don't have a preferred tradie, you can utilise a few tradies who are familiar with the Bentleigh due to prior engagements or agreements with the PM/BM team for special rates. The below are suggestions only, not endorsements:
David McLean 0472 664 099 (Jim's Handyman, visits Bentleigh fortnightly on Thursdays, for small jobs)
Glomech Air Conditioning 0411 919 975
(familiar with Bentleigh AC systems)
Will 0421 040 384 (Move & Co, moving in or out of the Bentleigh)
The Bentleigh has a contracted cleaning team that visit every Monday morning. They will steam clean most common areas as well as each level's marble and carpeted floors.
External windows cleaning is conducted twice a year, the last was during May 2026. The window cleaning team uses the classic 'hanging robes', so be prepared to cover with curtains if privacy is a concern.
The window cleaning does not cover pre-existing faults (streaks, scratches, etc.) but will remove/clear all dust and nature's efforts to 'cloud' your windows. The PM/BM team usually advises the schedule beforehand.
The Bentleigh parking level P1 has a dedicated 'Car Wash' 2-car Bay Area, where standard car washing hoses and brushes are available. Naturally, this area should not be used for your or visitors’ parking!
If an external car wash is needed, you can check the nearby specialist car wash on Pacific Highway, or Crystal Car Wash on Victoria Ave (next to Chatswood Chase).

Domino's Pizza is a 4-minute walk from the Bentleigh's Victoria Ave exit/entrance. Turn left as you approach the Chatswood MTB station down escalators on Victoria Ave, pass a few cafes and restaurants, and Domino's will be on the right side about 50m away. There is no need to cross the Ave going to, or coming from, Domino's.
When you book your pizza online or via the app, you can ask for delivery or pick-up at your preferred time. If pick-up, a monitor display at the left side of their counter will show your name and time for a ready pizza.
There is a security guard available after-hours (after 5 PM), weekends and public holidays, when the PM/BM team is not available. The security guard on duty is reachable either at the Reception desk or via 0401 158 786.
Sometimes, you may notice another person at the Reception desk checking the security cameras. They may be volunteers or assigned by the PM team for any 'gaps' of coverage when neither the PM team or the Security guard is readily available.
The Bentleigh has security / monitoring cameras around the whole premises, including the level 1 Loading Dock, Garbage Room and parking entry/exit. There are also cameras at the building entrances/exits and on Level 1, 2 & 3 hallways.
The building cameras are linked to a central monitoring station at Reception.

Every Unit has its own dedicated mailbox with a special key. The mailboxes are distributed in 3 places around the Bentleigh:
1. Mailboxes that are at the left of Victoria Ave entrance (as you enter).
2. Mailboxes that are at the right of Victoria Ave entrance (as you enter).
3. Mailboxes that are at the left and right of Thomas St. entrance.
There is no 'systematic' way how the mailboxes are organised; you have to find out where your unit's is by looking around!

Every unit is usually allocated 2 fobs or fob keys.
A key fob is a small, handheld electronic device used to remotely unlock, lock, or authenticate access to a vehicle, building, or room without using a traditional metal key.
Your fob allows access to various areas of the Bentleigh. It is needed for external doors entry (from outside, on the 3 main entrances), the lifts (to your unit and parking level), car parking (via the entry/exit of Thomas St.) and common residents areas (swimming pool, sauna, gym, games room, courtyards, etc.).
If you need extra fobs, or replacements, you can submit a request thru the Jamesons MyPortal website.

There are 2 physical Notice Boards, where you can attach your paper posts. Residents use them to communicate products, services or events to other residents. There is a notice board on Levels 1 and 3, next to the lifts. There is no notice board on Level 2.
The Community page on the website provides an electronic / virtual way of textual communications if this is your preference (no images).

The Bentleigh has great insulation on windows and doors. When closed one can hardly hear any outside noise. However, we live in Chatswood and next to the MTB Station! So, external noise from trains, buses, taxis, people and nature (wind!) is unavoidable and 'part of the package'.
Internal noise is another matter. If noise is generated by neighbours (e.g. loud music, workshop noises, etc.) the best approach is to contact the PM/BM team (Reception or 9412 2188) during office hours and the Security guard (0401 158 786) after-hours, weekends and public holidays. They have the experience and authority to resolve any issues.
Willoughby Council manages Chatswood facilities, events and residents’ affairs. In addition to the owner's strata levies, there is the Council Rates & Payments, usually quarterly. Concession card holders are entitled to discounted rates, but they must apply. As a new owner you will receive your rates notice 4 to 6 months after settlement ; you do not nee to do anything, the settlement papers goes to the Council and they will contact you.
The Customer Service centre is at 31 Victor St. and their phone is 9777 1000.

SJK Security lists The Bentleigh in their Portfolio, and there are signs around The Bentleigh (image below). However, the phone listed 1300 797 844 does NOT connect to SJK Security, but to 'Financial Advisory Centre'! The correct phone number for SJK Security is 02 9746 2152. The on-site security guard phone number is 0401 158 786, which is the number to call outside office hours.
