The Bentleigh has 200 residential units and 40 commercial units. The residential units are 1, 2, 3- bedroom configurations as well as 3 levels of penthouses on levels 21, 22 & 23. Each floor below the penthouses has similar, but not identical, layout, and contains 8 units.

The Bentleigh units vary in size and layouts , as expected, depending on their location in the floor. Their balconies are also different, some narrow, some wide and some units have 2 balconies. Refer to the Levels page for sample layouts of units and common areas.
Each unit has a master electrical switchboard, usually in a cabinet close to the unit's door. The switches are usually labeled, some are blue and some red. The important switches are for those that have their electricity plugs hidden (oven, refrigerator, dishwasher, air conditioner). There is also a 'master' switch for the whole unit. Get familiar with their functions for any emergencies.

Usually, each unit has TWO gas meters: the first measures hot water usage (located under the laundry sink), the second measures cooking gas usage (located under the kitchen cooktop or sink). Each gas meter has a unique ID, which appears on your gas bill, with its the measurements. The meter with the red button cycles through the display for different readings when you press the red button multiple times.

Water taps/sinks are present in the bathroom(s), kitchen and laundry. Each sink/tap has a stop valve under the sink, and the whole unit has a master stop valve under the laundry sink. In the case of an emergency the quickest action is to turn off the master stop valve (rotate) under the laundry sink, then the stop valve under the sink causing the issue as relevant.

The air conditioner is electric so its usage will appear on your electricity bill. The main unit is behind a special door in the laundry. The outlet is usually above the kitchen directed at the lounge. The thermostat provide control of temperature, from 9 (coolest) to 30 (warmest). It's best to keep it at a constant temperature rather than keep adjusting it. If you want to keep it at the 'ideal' summer temperature then set it at 21.5 (trial and error!).

The Bentleigh provides unit security via the intercom. Typically, it will be the Urmet VModo 7” video intercom. When someone (e.g. visitor, pizza delivery) enters your unit number on the external video intercoms (Katherine St., Victoria Ave, Thomas St. Loading Dock) you will hear a buzzing alert and the video will connect so you can see who it is, then let them in. Once you allow them, they have 5 minutes to use the lifts to access your floor (and only your floor). Download the intercom User Manual Here!

Each unit is connected to the building ventilation network. You many notice 1 large and 2, 3 or 4 small ventilation outlets in your unit, the large one usually at the entrance and the others in the bathroom(s) and laundry. The ventilation is centrally controlled (gigantic fans) and there is no unit specific controls. The ventilation provides a comfortable and enjoyable ambiance in the unit, even if the AC is turned off and the windows closed.

Each unit has a fire alarm smoke-detector unit installed on the ceiling, usually at the centre of the unit. The unit is self-contained and not user accessible; there is no battery to change. Periodically, the unit green light will flash indicating proper operation. The BM team will advise when a fire inspection, or unit check or replacement, is due.

They are everywhere! Look up and you will see them, in the lounge, kitchen, bedrooms, bathrooms, hallways, laundry, and even on the balcony. They are centrally controlled, you cannot activate them. Obviously, they will activate in case of fire, so let us all hope we never see them in action!

Every unit has a loudspeaker on its ceiling, usually at the center of the unit. The BM team uses it for building-wide announcements (e.g. fire alerts, maintenance shutdowns, etc.). The golden rule is to act quickly on any directions if/as needed or requested.

High-rise buildings, in Chatswood or elsewhere, are usually serviced by the Vision Network vendors, using Fibre to the Building (FTTB).
Optical fibre runs directly into the building's central communications room or basement (the Main Distribution Frame or MDF). From the basement, the connection splits out to individual apartments using the building's existing internal copper or Ethernet cabling
Each unit has an internet outlet. Your preferred vendor will connect their node box between the wall outlet and your router/modem (or they may provide both). The main vendors at the Bentleigh are TPG and Gigacomm, but you can choose anyone you like!

Once you connect to the Bentleigh FTTB network, you can enjoy your WiFi and Smart TV. If you can, choose an internet plan of 500 or 1000 MBPs, which should give you typical evening speeds of 200+ downloads and 30+ uploads.
Your Smart TV may, or may not, have a good WiFi connection, particularly noticeable if you plan to watch 4K films. If such is the case, consider the Google Chromecast / Streamer 4K TV or Amazon Fire Stick 4K, which are optimised for fast speeds.
One of the best tools to measure WiFi speeds is Speedtest by Oakla. You can download their app or use their website.

The unit main door has 2 locks, by default. The upper lock is a standard key lock (turn the key to release the lock), the bottom lock is a custom lock (specially-grooved key) and handle system. You will mostly need 2 hands to open the door: one to release the upper/lower lock, the other to turn the handle to open the door. As standard, the unit main door has no door viewer (peephole/spyhole), so check with the PM/BM team to install one (via a handyman) if/as needed for extra security.
